Hundreds more students could move into regenerated Newcastle business park

The transformation of a Newcastle business park into a hub of student housing could take another step forward this week.

An overhaul of the Kings Manor Business Park has already begun, with hundreds of student flats either built or approved for development at Clough House, Manor View House, and the Technopole building.

And now housebuilders are looking to secure the backing of council bosses for the demolition of the Eastgate House offices, next to the Manors Metro station, to replace it with a new eight-storey building that could accommodate more than 300 students.

Developer the Adderstone Group's plans for the 75-apartment block are expected to be approved by Newcastle City Council's planning committee on Friday.

A statement prepared by Ryder Architecture on behalf of Adderstone states: "Creating vibrant and well connected residential accommodation on the proposed site will form the next step in the regeneration of Manors Business Park, aiming to provide a new cohesive city quarter comprising residential led mixed use development.

"Following the construction of Clough House, and the consented planning application for Technopole on Manors Business Park, Adderstone Group have developed proposals for Eastgate House (Plot C) to provide a flexible design suitable for student accommodation.

"Comprising purpose built, high quality residential accommodation and commercial spaces at ground level to meet local demand, the scheme will complement the ambition for the redevelopment of the wider Manors Business Park. With a mix of accommodation, the proposal will include studio apartments and two to six bedroom cluster apartments.

"All fully furnished and complete with kitchen and en suite shower rooms. There are to be communal spaces allocated for residents at ground level for various recreation facilities at a ratio of circa 1sqm per resident."

Council planning officers have recommended that councillors are minded to approve Adderstone's planning application, subject to a section 106 agreement being signed.

They say that the plans "would enhance the positive characteristics, context and opportunities of the site".

After plans for the neighbouring Technopole block were approved last year, Lib Dem opposition councillors raised concerns about pollution levels in the area due to its proximity to the Central Motorway.

Adderstone has also clashed with the council on a number of occasions recently - amid rows over planned developments at the former Greggs base in Gosforth and a luxury block of flats near Central Station.
