How you can claim cash if your home is affected by HS2

Residents could claim thousands of pounds in compensation if they live close to High Speed Rail 2.

People who own homes that will have to be bulldozed will have the right for compensation as they will be forced to move.

The High Speed 2 rail project will see a new network built that will link London, Birmingham, Manchester and Leeds.

The scheme will affect Nottinghamshire and other parts of the East Midlands.

Anyone whose home is one of those that will be affected by the new rail line, will need to find out how to claim any money they might be owed, reports BurtonLive.

This is what you need to do to claim compensation

You will need to find out if your property is:

  • in the safeguarded area
  • in the rural support zone
  • in the homeowners payment zone
  • outside these zones

If your home is in in the safeguarded area then the government will eventually need to take possession of your home to build the track, or for running purposes of HS2.

If your home is in one of the affected areas you have two options; the Express Purchase Scheme, in which the government buy the property, or the Need to Sell Scheme.

The Need to Sell Scheme is for people who are owner-occupiers of residential, agricultural or commercial property, who want to sell their property but are struggling to find a buyer because of HS2.

If people can prove that they are unable to sell their home, the Government will pay 100 per cent of the 'unblighted' value of the house - what it would have been worth if HS2 had never been built.

People who live within the Rural Support Zone - up to 120 metres from the line in rural areas - but don’t want to sell their homes can apply for a cash offer, a lump sum of 10 per cent of the value of their home, (from a minimum of £30,000 to a maximum of £100,000).

If your property is in the homeowner payment zone, you can claim up to £22,500, depending on how close the land is to the tracks.
