How to Get the Estate Agent That Is Right for You

Not all estate agents are created equal. While many of them have to adhere to strict guidelines and regulations, like all salespeople, they may not be the right fit from a personal or business perspective. Luckily, with a little research, you can find the one that is right for you. Below, we give our main factors to consider when choosing the right estate agent.  


Ask for a Valuation 

You probably have a good idea of what your property is worth before you start looking for an agent. If not, then take a look at others in a similar condition in the area. Even when you have this knowledge, valuations can give you a great insight into how the agent works.  

Some may try to overvalue the property to attract your business. If you think this is happening, ask them for their reasoning behind the decision. Asking if they have sold others in a similar vein for this price is usually a good indicator of the truth. If they have valued it lower than you think, then also question them. They may be able to give you an indicator of the current market and may provide a more realistic outlook.

Try and get valuations from estate agents of different backgrounds. Go to companies and independents. You may also wish to try online estate agents. These can be advantageous as their fees may be lower due to not having to pay some business overheads. Just like a local agent, check reviews and testimonials about them online.  


Meet More Than One 

Never just meet one agent. Even if they have a great track record, you need to shop around. Find someone you get on with, who you won't have problems dealing with if an issue arises. When you meet several, you can do some cross-comparisons on their experience and price to get the right fit. Be aware that commission can vary drastically from agent to agent. 

Once you have one you like, do a little more deep diving. Are they accredited with estate agent organisations? Ask them to show you a list of referrals for previous customers whom they have sold houses for. 

Finally, ask them how long it usually takes to sell a property of this price. Longer periods are not necessarily bad depending on the market and may indicate that the agent takes their time to get the sale that is right for their customer.  


Know What You Want 

This is just as important as choosing the right estate agent. It is imperative you know what you want. Are you looking for a quick sale? Or are you looking for the highest price possible? You may just want a sale that is smooth and hassle-free.  

Once you understand this, make sure you communicate it to the agent. They work for you, but their job will be easier if you can tell them exactly what you want. From here they can begin finding the best buyers and getting the best price possible.
