How much Leeds houses prices have risen since 2010 compared to other major cities

The average price of a home in Leeds has increased by more than £40,000 over the last decade.

That's according to new analysis conducted by Zoopla, which also found the average house price across the UK's 20 biggest cities has increased by £89,987 across that 10-year period - or around 54 per cent.

The increase in Leeds was below the average, as prices rose by £40,155 to £168,595. That's an increase of 31.3 per cent.

Unsurprisingly London saw the largest increase, as house prices surged by £204,400, to £478,982.

The typical house price across the cities analysed by Zoopla is now £257,200. But city house price growth has varied widely over the past decade, reflecting the relative strength of local economies.

Some cities, like Belfast and Aberdeen, have seen house prices drop over the last decade.

Zoopla said Aberdeen was affected by the oil price crash post-2015, and Belfast, having registered six years of house price falls between 2007 and 2013, has been slower than other major cities to see a sustained recovery in house price growth.

Looking ahead, Zoopla expects city house prices to increase by 3 per cent over 2020 as a level of pent-up demand returns to the market following the General Election result.

Richard Donnell, research and insight director at Zoopla, said: "The election result provides an element of certainty for households looking ahead to 2020, but the result changes very little in terms of housing market fundamentals.

"While we expect some pent-up demand to return to the market in (the first quarter of) 2020, the affordability of housing across the country will dictate the level to which prices will increase in 2020.

"Lower mortgage rates have already been reflected in higher house prices, which means house prices are set to rise at a lower rate in future - more in line with average earnings.

"We expect UK city house prices to increase by 3 per cent over 2020."

Changes in average house prices across UK cities

  • London – Prices increased by £204,371 to £478,982. That's a 74.4 per cent rise
  • Bristol – Prices increased by £115,243 to £285,564. That's a 67.7 per cent rise
  • Cambridge – Prices increased by £167,808 to £416,932. That's a 67.4 per cent rise.
  • Oxford – Prices increased by £148,235 to £411,473. That's a 56.3 per cent rise.
  • Leicester – Prices increased by £58,870 to £180,137. That's a 48.5 per cent rise.
  • Portsmouth – Prices increased by £75,773 to £239,621. That's a 46.2 per cent rise.
  • Bournemouth – Prices increased by £89,576 to £291,023. That's a 44.5 per cent rise.
  • Manchester – Prices increased by £52,774 to £173,396. That's a 43.8 per cent rise.
  • Nottingham – Prices increased by £47,895 to £157,752. That's a 43.6 per cent rise.
  • Birmingham – Prices increased by £50,520 to £167,624. That's a 43.1 per cent rise.
  • Southampton – Prices increased by £67,706 to £227,980. That's a 42.2 per cent rise.
  • Cardiff – Prices increased by £58,263 to £211,088. That's a 38.1 per cent rise.
  • Edinburgh – Prices increased by £61,693 to £240,408. That's a 34.5 per cent rise.
  • Leeds – Prices increased by £40,155 to £168,595. That's a 31.3 per cent rise.
  • Sheffield – Prices increased by £29,681 to £139,321. That's a 27.1 per cent rise.
  • Liverpool – Prices increased by £17,872 to £121,858. That's a 17.2 per cent rise.
  • Newcastle – Prices increased by £17,502 to £129,650. That's a 15.6 per cent rise.
  • Glasgow – Prices increased by £16,087 to £123,577. That's a 15 per cent rise.
  • Aberdeen – Prices dropped by £1,164 to £158,945. That's a 0.7 per cent drop.
  • Belfast – Prices dropped by £4,896 to £137,987. That's a 3.4 per cent drop.
