How an extension of Gurugram is becoming Delhi NCR’s next real estate hotspot

For years, Sohna was largely seen as an emerging extension of Gurugram, a location associated more with future promise than immediate residential demand. That narrative is now steadily changing. Backed by expanding infrastructure, improving road connectivity and shifting buyer preferences, the region is increasingly positioning itself as one of Delhi NCR’s fastest-growing housing markets.

Industry experts say the transformation reflects broader changes across NCR’s real estate landscape, where homebuyers are moving beyond traditional city-centre locations in search of larger homes, organised communities and better quality of life.

Areas across Southern Gurugram and Sohna are witnessing growing residential activity, with developers and market analysts pointing to rising enquiries, site visits and investor interest over the past few years.

“Sectors such as Sector 10 Sohna are seeing particularly strong traction because of their strategic location, planned development and rapidly improving infrastructure ecosystem. The next two years are expected to be decisive for Sohna’s real estate market. The region is likely to emerge as one of NCR’s strongest residential and investment hubs,” Vikas Garg, Joint Managing Director of Ganga Realty, said.

Connectivity is driving Sohna’s growth

One of the biggest catalysts behind Sohna’s rise has been infrastructure expansion. The Delhi-Mumbai Expressway and Sohna Elevated Road have significantly improved connectivity between Sohna, Gurugram and other parts of NCR, reducing travel time for professionals commuting to business districts.

Improved road access towards Delhi and Faridabad has also strengthened the region’s appeal among working families looking for residential alternatives outside densely populated urban pockets.

“The biggest shift has happened in terms of connectivity and confidence,” Garg said. “Earlier, buyers considered Sohna a future opportunity. Today, people are ready to live here because the infrastructure ecosystem is developing rapidly and daily commuting has become much more convenient.”

Real estate consultants tracking NCR’s housing market say infrastructure-led growth is playing a major role in expanding residential demand towards emerging corridors like Sohna.

From affordable alternative to preferred destination

The sharp increase in property prices across established Gurugram sectors has also pushed many buyers towards newer micro-markets that offer relatively better value. Sohna, in particular, has benefited from this affordability shift while still maintaining proximity to Gurugram’s commercial ecosystem.

“In the last few years, Sohna has evolved from being viewed as an affordable alternative to becoming a preferred residential destination with its own strong identity,” Vikas Garg said. “Homebuyers today are prioritising better lifestyle, cleaner surroundings, modern infrastructure and long-term value, and Sohna is successfully delivering on all these parameters.”

Developers active in the region say buyers are increasingly looking for larger homes, open spaces and community-focused living environments rather than compact apartments in highly congested locations.

“One of the biggest advantages Sohna offers is the combination of affordability and quality living,” Garg explained. “Buyers are able to access larger homes, greener surroundings and modern community living at prices that remain comparatively accessible when compared to prime Gurugram markets.”

Changing buyer preferences reshape NCR housing

The rise of Sohna also highlights changing lifestyle expectations among NCR homebuyers. Post-pandemic housing demand has increasingly shifted towards lower-density developments, wellness-oriented communities and areas with more planned urban infrastructure.

According to industry observers, this trend is helping emerging residential corridors gain momentum faster than expected.

Vikas Garg, JMD, Ganga Realty, said modern families are now prioritising organised residential environments over crowded urban neighbourhoods.

“Sohna is benefitting from this shift in consumer mindset,” he said. “People are now looking beyond location tags and focusing more on overall quality of life. The region offers greenery, planned development and a more balanced urban environment, which is becoming a major attraction for end-users.”

Sohna’s identity within NCR is evolving

While Gurugram remains one of NCR’s most established commercial and residential markets, Sohna’s rapid growth is gradually helping it develop a distinct identity of its own. Multiple developers have expanded their presence in the region, betting on sustained demand growth over the coming years.

Industry experts believe Sohna’s future trajectory will largely depend on how infrastructure expansion, civic planning and residential development continue to evolve together.

For now, however, the region appears to be moving beyond its earlier perception as merely a Gurugram extension and is increasingly becoming an important part of Delhi NCR’s next phase of residential growth.
