Housing projects changing the shape of Wirral's landscape

There has been a lot of talk recently about the property boom in Wirral with Rightmove talking of price increases and houses flying off the market.

With such a high demand for housing across the borough, we have taken a look at some of the biggest projects taking place now.

There are set to bring 1,236 homes and will change the landscape of the borough forever.

From redevelopment of brownfield sites to the demolition of chocolate factories, here is our rundown of the new builds.

Wirral Waters

Obviously, there is the Wirral Waters development along the docks of Birkenhead.

There has been a lot of coverage about the exciting waterfront project that aims to transform a part of Birkenhead that has been empty for decades.

Many have welcomed the plans, and work is now underway for the housing part of the scheme.

East Float, a project by Urban Splash and Peel L&P, will create around 350 homes using a “bold and innovative” new approach.

And it is part of a wider plan to provide 13,500 homes over the next 25 years and potentially create up to 20,000 jobs.

It is hoped that 500 of those homes will be finished by 2023 and the first of the homes will go on sale this summer.

The Docklands

It is not just the Peel Group investing in Birkenhead - work is well underway at the Keepmoat Homes development on land near Birkenhead North station.

The Docklands will consist of 178 new homes with a mix of two, three and four-bedroom properties.

The site of the new home were once the River Street estate that was built in the 1930s but planning documents said they were cleared “some 15 years ago due to social problems”.

Only one of those homes remains now, belonging to Charlie Wright who was born and raised in the four-bedroom house as one of ten children on Ilchester Road and refused to sell up.

He will soon have new neighbours as some of the work is nearing completion and homes are already appearing on property sites like Zoopla for £163,995.

Jellicoe Gardens

The former Burton's Biscuits site in Moreton was demolished recently to make way for a new development Jellicoe Gardens- half by Bellway Homes and half by Ashberry Homes.

The site will soon be filled with 259 properties, almost a decade after the multinational firm shut down its manufacturing plant there - causing the loss of hundreds of jobs.

They will consist of homes ranging from two-bed semis to four-bed detached, 233 of the homes will be for private sale, with the rest set to be 'affordable'.

Bellway said it will contribute almost £350,000 to the local community - for new football pitches, roads and improvements to the nearby Moreton train station.

Homes are due to go on sale this summer and the overall completion is scheduled for 2025.

Arrowe Brook Park

Another Bellway development, the land off Arrowe Brook Road in Greasby is set to become 127 new homes.

It is said to be a mix of both detached and semi-detached properties across the 250-acre site. 102 of the properties are up for private sale, which starts in late summer and a show home is due to be finished this autumn. It is hoped the whole project will be completed by 2023.

Bellway Homes said: "Arrowe Brook Park is a collection of new three and four-bedroom homes in Greasby boasting a sought-after semi-rural location close to both countryside and coast.

"The picturesque, 250-acre Arrowe Country Park is just a stone’s throw away, while excellent shopping facilities, well-regarded local schools, and traditional village amenities are also close to home.

"With the world-class attractions of Liverpool just seven miles away, and the coastal town of West Kirkby within easy reach, Arrowe Brook Park is an ideal setting for families, first-time buyers and commuters alike."

Both Arrowe Brook Park and Jellicoe Gardena are among the first in Merseyside to feature properties from Bellway’s new Artisan collection which brings together a number of new house types developed in line with feedback from customers and designed to suit the lifestyles of today’s homebuyers.

In addition to consistency in build quality and specification, they have been developed with sustainability, fluidity and the future in mind offering ultrafast fibre connectivity with USB locations to the kitchen, lounge and master bedroom.

Sales director at Bellway North West, Jenny Bell, said: "The Wirral is a great place to live for many reasons. Ravenswood House

In March 2020, just before the first national lockdown started, a fire damaged 20% of Ravenswood House, a Grade II listed building which formed part of the former Rock Ferry High School site in Wirral.

But just over a year later affordable housing developer Torus has officially started work on a £30m scheme which will see 186 homes built on the site.

The fire damage has been fully assessed and costs for dealing with it have been factored in to the works.

The project, which is due to be completed in 2023, will see 84 new homes built alongside a 102 apartment extra care scheme.

Of the 84 homes, 19 will be available for shared ownership with 65 available at an affordable rent.

Gibson Park

Work on the former Andrew Gibson House - now known as GIbson Park - started late last year and construction on the iconic building is set to be finished by September.

The first phase of the development in Wallasey will consist of 34 apartments installed inside the existing structure, with one to three bedrooms each.

Subsequent phases will see three further new blocks built within the grounds bringing the total number of homes on site up to 136.

The next phase will be the surrounding new builds on the site with work due to begin later this year and projected to finish by summer 2022.
