The former home of Hebburn's civic centre and swimming baths has been sidelined for a major housing estate.
In recent months, plans were lodged with South Tyneside Council for vacant land off Campbell Park Road and Victoria Road East.
Under the proposals from Keepmoat Homes Ltd, the site could soon offer dozens of new homes for sale.
Plans include 94 homes with a mix of two, three or four bedrooms.
Nine of the homes on site would be provided at affordable rent through a 'rent to buy' scheme run by housing association Karbon Homes.
And designs also show all plots having rear garden space and parking, alongside 33 visitor spaces.
The site formerly housed Hebburn's civic centre and swimming baths, children and family court advisory support service and resource centre.
In recent years the site has been cleared and currently houses a health centre and car park.
If housing plans are approved, the car park will be removed with a new pedestrian and vehicle access provided off Campbell Park Road.
A planning statement also claims the plans would contribute to the "residential regeneration of Hebburn."
In documents submitted to the council, developers say the estate will support the council in meeting government housing targets.
They add the site is in a sustainable location close to public transport and swimming, leisure and library facilities at Hebburn Central.
The document reads: "The proposal is considered to be of an appropriate scale and massing within the context of its surroundings.
"Sympathetic and appropriate high-quality materials, structures and hard and soft landscaping have been incorporated into the scheme, resulting in a well-designed development within the urban area of Hebburn that integrates well with neighbouring uses."
Under the plans, the existing Ellison View Surgery will remain on site with its own parking facilities.
Public comments are open on the plans until January 20 next year.
