Developers have launched a new application to build 300 new homes in a West Lothian town.
Taylor Wimpey had their application for planning in principle on a £31 million new residential development validated by West Lothian Council on June 2.
The application is for approximately 300 new homes, including 25 per cent affordable homes, with associated infrastructure.
The proposed site at Brotherton Farm, Brucefield, lies at the south-western edge of Livingston, near to Polbeth.
Taylor Wimpey say 289 new construction jobs will be created with the works, and a further 99 supply chain jobs.
Road access for vehicles will be directly off the A71 using one main access point and a secondary emergency access (cycle/pedestrian route).
Development is currently under construction by Miller Homes to the east of Brotherton Farm on the site known as Fairnielea for 150 houses, and to the south of the proposed site Barratt Homes are building 190 units at Harwood Park.
The nearest rail provision at West Calder can be reached directly along the A71 footways.
West Lothian is a key market for Taylor Wimpey. In 2019/2020, it built 615 homes within the council area, which equated to 20 per cent of the council’s completions for the year.
It is currently building at Calderwood and is about to start on sites at Winchburgh, Heartlands and Sibbald’s Wynd in Bathgate.
When concluding their application, Taylor Wimpey state that the development would be good for the area.
A spokesperson said: "The planning application is supported by a number of technical assessments which all show that there will be no harmful impacts arising.
“Indeed, the proposals will have a number of benefits beyond simply providing some of the homes which are very much needed in Livingston and West Lothian.
"The site will offer residents a high quality of life. The illustrative masterplan show how the street structure will foster a sense of security and community, and the proposals demonstrate the accessibility of the site to the surroundings.
“A generous amount of greenspace within the plans creates character but also offers opportunity for play and recreation as well as visual amenity.”
