House prices rise faster in Scotland than across UK

Scottish house prices are growing faster than those across the UK as a whole, new figures suggest.

The latest provisional statistics from the UK House Price Index indicate the average price of a home in Scotland was £155,029 in September, up 2.4% on the same month the previous year.

The average price had also risen marginally by 0.3% compared with August 2019. In comparison, the average UK house price in September was £234,370, down 0.3% from August but up 1.3% on September 2018.

Registers of Scotland accountable officer Janet Egdell said: "Scotland's house prices continued to grow faster than the UK annual rate in the year to September 2019.

"While house prices in England rose by 1.0%, and in London fell by 0.4% over the period, Scotland saw a rise of 2.4%. The UK average was 1.3%."

Edinburgh was the most expensive area to buy a home in Scotland, with an average price of £273,028. East Ayrshire was lowest at £101,042.

More than three-quarters (25) of Scotland's 32 council areas recorded an increase in house prices compared to the previous year, the figures show.

Falkirk had the largest increase in average house price, up by £9,056 (7.5%) to £129,803 year on year. Aberdeen had the greatest drop, down 7.6% to £148,021.

Flats and maisonettes were the property type showing the largest rise in average price, up 3.9% to £113,642 in the year to September 2019. Detached houses recorded the smallest rise, up 0.4% in the same period to £261,862.

Local authority estimates are based on a three-month moving average to reduce volatility, and any area with sales volumes representing less than 1% of all sales in Scotland are excluded for highlighting purposes.
