House prices in St Pauls have increased 200 per cent in 20 years

St Pauls is "experiencing a huge demand from buyers currently compared with other parts of the city", according to Boardwalk Estate Agents.

House prices in Bristol have increased by staggering numbers, but one of the most notable places is St Pauls.

In the last 20 years house prices on Argyle Road, St Pauls BS2 8UU have gone up by in value by 223.10 per cent ( £178,901) and in the last three months it has gone up in value by 3.91 per cent (£9,746).

For an area which was once described as one of the most run-down areas of the city, residents believe it is surprising it has become one of the most affluent areas Bristol has ever seen.

It includes Kingsdown, Stokes Croft and round to St Paul's, across the bottom of the M32 to include Old Market and St Agnes and round to St Philip's and the back of Temple Meads.

Nick Stopard, Director and co-founder at Boardwalk estate agents said: "The area is not only very central and convenient but has a great sense of community, with lots of brilliant cafes, restaurants and bars within the area or very nearby in Montpelier and Stokes Croft.

"There are a great mix of old Georgian buildings, modern developments and some blocks which have been converted from commercial to trendy residential homes, which gives people who want to buy in St Pauls a good range of options.

"Compared with other parts of Bristol which are equally as central, the area still remains good value and seems to be attracting buyers from both within Bristol and from further afield, especially from inner city London.

"Despite this demand and activity, it is important to see St Pauls retain its unique feel and culture which makes it so iconic and such a great part of Bristol."

The increase in house prices within the area, as well as surrounding areas such as Montpelier has led those who have lived there for many years to believe the area has become ‘gentrified’ - with buildings being renovated into new businesses to cater to the new demographic moving into the area. For example, cheap pubs into pricey cocktail bars.

Back in 2016, the area came eighth as Britians top 10 hipster hotspots by house price growth, according to Zoopla. Stokes Croft followed suite in ninth place.

Currently as it stands, the most expensive street in the whole of St Pauls is Somerset Street, Bristol BS2 - with an average value of £753,173.

The average price for property in BS2 8UU stood at £259,090 in October 2020 and the striking figures show just how much the property prices have gone up in recent years.

In the late 90s, a large majority of the properties that were sold were big terrace homes and now many of the properties sold are flats.

That has affected the overall 'average price' figures, which show the average sale has 'only' doubled, but the reality is that this is because far more properties have been split up to be sold at lower prices.
