House prices in Dundee rose by more than 11 per cent in 2021

The average price of a house in Dundee exploded to over £190,000 during 2021, according to a new report.

Property prices rose from an average of £171,918 in 2020 to £191,407 in 2021 - an increase of £19,488 or around 11.3 per cent.

Prices had risen just 3.5 per cent the year before - and the rise this year is greater than the Scottish average of 8.8 per cent.

The rates have been compiled by the Bank of Scotland, which publishes an annual report on trends in the property market.

It pulled the data together from the mortgages it offered to customers throughout the year.

Graham Blair, the bank's mortgages director, believes the price boom may be linked to people being pickier about where they live because of the growth of working from home.

"Scottish house prices have enjoyed another bumper year, with growth outperforming the UK average and properties in almost every town now worth more than 12 months ago," he said.

"The feedback we’re getting from customers matches what we see in the data.

"Prolonged working from home has influenced where people want to live and the type of property they want to own.

"So while our major cities continue to be attractive, with commuting now less of a priority, areas that offer more space and better affordability have experienced increasing demand from buyers."

Other areas in demand in Tayside include Perth, where prices rose by an average of 12 per cent to £214,310.

Motherwell reported the greatest increase in prices of 17.3 per cent, to an average of £177,118 - while Edinburgh remains the costliest city in which to buy a home at a typical £293,406.
