Homes reduced in planned estate due to 'unforeseen constraints'

More than 150 new homes will be built in Yatton after detailed plans were given the green light. 

Outline permission for up to 170 houses on a six-hectare site in North End Road was granted last year to help meet North Somerset’s housing demands. 

“Unforeseen constraints” cut that number to 154. 

In line with North Somerset Council policy, 46 of the homes will be classed as affordable, with the other 108 available on the open market. 

Approving Curo’s reserved matters application last week, planning officers said: “The development provides a comprehensive mix of house types. 

“Due to unforeseen site constraints the number of dwellings proposed is 16 fewer than permitted by the outline planning permission. 

“Indeed, the achievable housing numbers on the site have been under considerable pressure throughout the design and layout process. 

“The balance has therefore had to be made between viability and that of achieving a fully policy compliant development.”

The proposal will “complement the council’s housing needs whilst also meeting the known demands of the private housing market sector”.

Hallam Land Management Ltd said in the original application that the estate would fit “sympathetically and harmoniously” into its surroundings. 

It said: “The proposed development will provide a residential development providing a full range of tenures and dwelling sizes of high quality design in accordance with government objectives to meet the needs of the whole community.”
