The Duke and Duchess of Cambridge will soon relocate their family from Kensington Palace to Adelaide Cottage on the Windsor estate, and Prince George, nine, Princess Charlotte, seven, and Prince Louis, four, will all start at nearby Lambrook School in September.

The Prep school is around seven miles from Adelaide Cottage and, unless it offers sibling discounts, will cost around £53,500 a year for the three children to attend.

Over the past year, properties around Winkfield Row cost £660,000 on average — with a significant price difference between terraces at £370,375 and detached properties at £852,857.

Proximity to schools is one of the top two priorities for most families with young children looking for a new home, according to estate agent Savills. Competition for schools is most intense in London, where buyers pay an average of £695,000 to live near the best-ranked primary schools, constituting a 41 per cent premium.

“This means many are now looking beyond the capital to be near good schooling, or they’re considering independent schools as an option, though we know that the cumulative cost of paying school fees far outweighs the house price premium associated with living close to a high performing, non-selective state school,” says Frances McDonald, research analyst at Savills.

Despite the cost of tuition fees, there are properties at a range of price points on offer near Lambrook School. From gated developments to park homes, here’s what’s currently on sale.
