Historic Edinburgh Cowgate building for sale at £3million could become new hotel

A stunning building on Edinburgh's Cowgate could be transformed into a new hotel, after the building was put up for sale for £3million.

The grade A-listed building, home to the former Cowgate Hostel which sits at 96 Cowgate in the heart of Edinburgh's Old Town, has been marketed by property agents Rettie this week as a 'Prime Mixed-use Redevelopment Opportunity'.

The upper three floors house the Faculty of Advocates on a lease until 2038, however the bottom three floors currently lie vacant.

Property agents say the building could be converted for use as a hostel, serviced apartments, student accommodation or a hotel.

Their listing, which is advertised on Right Move, says: "Rare and unique opportunity to purchase a Grade A listed building within Edinburgh’s historic Old Town.

"Upper 3 levels leased to Faculty of Advocates until 2038 at a passing rent of £105,000 per annum.

"The 3 lower levels are vacant and are available for immediate occupation."
