Historic 300 year-old Edinburgh pub set for bulldozer with new housing planned

A long-standing Edinburgh pub is set to be demolished to make way for flats and houses.

The City of Edinburgh Council validated the proposal to partially demolish the pub in Newbridge and change its use to apartments, and then to build detached houses on the vacant land.

The Newbridge Inn at 31 Bridge Street was built in 1683 on land owned by Archibald Hope of Raukellour and has had many proprietors over the years but the building has always been used as a pub.

But the area could be set to lose that historic flavour if Edinburgh council accept the proposal to develop the C-listed building.

The pub would be lost, with the cellar and toilets demolished, and redeveloped into a small housing complex.

On the planning application the developer’s agent explains the rationale behind the project.

They said: “It is my client’s intension to redevelop the site to include the conversion of the existing listed building into two Flatted dwellings, which includes the partial demolition of the rear cellar /toilet area as well as the adjoining cottage.

“We then propose to build two detached houses and two semi detached houses within the surrounding land.

“The proposal is seen as a financially viable proposal to retain the existing listed building. The additional four houses within the site are required to finance the redevelopment of the listed building.”

Edinburgh council is expected to make a decision on the planning application in the coming months.
