A yoga retreat on the banks of Loch Awe is on the market for offers of over £1.35 million, complete with its own renewable energy supply - and resident cat.
EcoYoga is described as a "tranquil riverside retreat in the Scottish Highlands, dedicated to teaching Yoga and to sustainable eco living".
It sits in five acres of wooded land to the west of the loch and includes the three-bedroom Inverliever Lodge, a second building with 10 bedrooms, a 'Geo Dome' with hot tub for eight and cold plunge pool, and underground sauna.
There are two outdoors baths by the river, one of them next to spectacular waterfalls. The yoga studio itself has 60 sq m of heated floorspace.
Various other buildings include a yurt with insulation "made from hi-tech NASA fabrics" that sleeps three.
The venue is self-sufficient for heating and electricity, with a biomass boiler, a hydro turbine powered by the river and solar panels. To power you home, there's an electric car charging point and surplus electricity is sold to the National Grid.
Included in the sale particulars is a well-established organic garden and chicken coop, and Lily the cat.
The retreat has been closed during the coronavirus lockdown but the staff have been isolating there and it is intended to reopen for personal retreats from July.
Owners Nick Loening and Rachel Goldstein have owned the property, a former active outdoors centre, since 2006 and spent five years refurbishing the properties.
The couple said: "The 14 years that we have owned ecoYoga have been extremely enjoyable and we have loved living in such a beautiful place. Waking up to the sound of the river and living in tune with nature is a pleasure.
"Now our lives are centred in Edinburgh we feel it is time for new owners to take over the reins. We do hope the future owners will benefit and prosper as much as we have.
"We anticipate that demand for yoga retreats will be high after the lockdown is lifted. Especially as there is no need to fly to attend a retreat."
