Hidden Nottingham gem home set to go up for auction

Declutterers would have a field day with this house that is going up for auction at the end of the month.

"It clearly requires emptying," says Laura Wiles, valuer at auction house SDL Auctions Nottingham, adding that bidders are likely to see past its current condition and appreciate its potential.

So, just how visionary are you? Is this a project that you could take on and picture how it could look with a little TLC?

For a start, there's the house's position. When estate agents talk about 'location, location, location' this is what they mean.

Sitting on the edge of the National Water Sports Centre in the Hamlet of Holme Pierrepont, this house has the unusual benefit of seclusion and easy access to West Bridgford and Nottingham city centre.

Then there's the house itself. It's Grade II Listed for a start.

Laura Wiles added: “There is so much more to this property than initially meets the eye. Clearly it requires emptying and full renovation to expose its full character, but it holds so much possibility. Once completed this will be a stunning family home in a beautiful location and we believe it will appeal both to investors looking for their next project and to private buyers looking for their forever home.”

Named Holly Lodge, the house is thought to have been built in the early 19th century as a gate lodge to Holme Pierrepont Hall for the Manvers family.

You can see various features that indicate its character - there are some gothic-style windows, feature fireplaces and exposed ceiling beams.

When it comes to space you'll find an entrance hall, breakfast kitchen with pantry and separate utility room, three reception rooms and a shower room. Upstairs are three double bedrooms plus a potential nursery/store room and a bathroom.

More potential for development comes in the form of a large attached single-storey barn with a high ceiling. This opens into the gardens on one side and a cobbled courtyard with private seating area on the other. There's also plenty of parking space and a double garage.

Holly Lodge in Holme Lane will go under the hammer at SDL Auctions’ next national property auction. on Wednesday, September 30, with a guide price of £250,000+.

Laura added: “There's great potential for development, subject to the necessary planning permissions. This potential, combined with the style of the property and its enviable location, make this property a highly desirable refurbishment project.”
