Haulage yard site in Woodthorpe to be transformed into new Co-op store

A national chain will open up a new store in Nottinghamshire after its plans were approved. The former Sunnyhome haulage yard site in Greendale Road, Woodthorpe, can now be transformed into a new Co-op shop, after Gedling Borough Council gave the project planning permission on February 27.

The retail unit will have a glazed shopfront, a "spacious and adaptable interior" and provision for an external ATM, according to planning documents. The store is expected to carry a basic range of groceries, ready meals, sandwiches and snacks, beers, wines and spirits and a range of fresh fruit and vegetables.

The new store aims to help "meet the day-to-day needs of local residents", with a limited amount of pass-by trade. More than 15 staff are expected to be employed, and there will be job opportunities for experienced retail employees as well as part-time and shift work for young adults and retirees.

The space around the building will be paved, with a planted area to the rear between the building and Greendale Road. The building will have a 13-space car park, including an allocated service delivery area, one disabled space and one parent and child bay, as well as new vehicle access from Arno Vale Road with a new right turn lane.

During the planning process no other suitable sites within or on the edge of any nearby town centre could be found for the new shop. The council report on the decision concluded the store would not significantly increase the level of any traffic along Greendale Road, when compared to the current amount generated by local residents accessing their properties and making school runs.

In a decision report, a Gedling Borough Council planning officer said: "The principle of the development is supported in that it has been evidenced that there are no sequentially preferable sites available within Town Centre locations.

"The layout, design and appearance of the development is considered acceptable and would not result in any significant harm to the amenity of local residents or highway safety. Appropriate parking provision is made."
