Traffic on Hinder Street could be closed in one direction as part of a proposed multi-building development on the edge of Gungahlin's town centre.
Canberra-based property developer Englobo has submitted plans for a large-scale development on the empty block between Flemington Road, Hinder Street, Kate Crace Street, and Ernest Cavanagh Street.
The mixed-use project would include a number of buildings rising out of a shared three-storey "podium" and would add hundreds of new homes to the thriving town centre.
The proposed plan would also include a "significant redesign" to Hinder Street, which would allow it to be integrated into the development's proposed "focal point", a public square including a lawn, zero-depth splash feature and event space.
A previous development application for early works on the project included the "pedestrianisation" of Hinder Street, in addition to the plan to turn it into a one-way street, in line with the Gungahlin Transport Plan, due to the high number of accidents.
Hibberson Street, on the adjoining side of the development block, has been closed to cars since 2017, when work on the light rail stop at Gungahlin Place began.
The block is the last undeveloped large form commercial site on Hibberson Street, and has been designed to integrate with both the Gungahlin town centre, and the future Gungahlin East town centre.
About 55,000 square metres of commercial floor space would be shared between the three-storey podium and an eight-storey office building, while a 14-storey hotel would add 200 rooms to the territory's total.
The two tallest towers would be 18-storey, 50-metre residential towers. Of the 350 apartments planned for the buildings, just over half would have only one bedroom. Fewer than five per cent of the apartments would have three bedrooms, and the remainder would have two.
The development application acknowledged the number of three-bedroom apartments did not meet technical specifications, but noted the decision to prioritise one-bedroom apartments was due to market demand.
"The dwelling mix is aligned to the market demand for smaller, more affordable dwellings with close proximity to public amenity, transport and work opportunities," the proposal said.
Underneath the podium would be three levels of basements offering 1060 car parks to residents and guests.
The development would sit on the block next to Core Development's sold-out Raya complex, which is currently under construction.
