Green light for new four-bed home on edge of National Park village

A new home is to be built on the edge of Killin.

Loch Lomond and Trossachs National Park planners have approved an application by George Bickerton for a one-and-a-half storey, four-bedroom house and double garage on grassland east of Gray Street, south east of the Bridge of Dochart and accessed by an unnamed road.

One representation was received neither objecting to nor support the application but raising concerns about drainage from the proposed site and stating the neighbouring hotel is regularly flooded.

In their decision, the planners said: “The proposed dwelling can be read in the context of the adjacent dwelling (Inchbuie) and will consolidate the edge of the settlement. The proposed dwelling is in keeping with the character and scale of the neighbouring dwelling and the mixed range of housing in Killin generally.

“The proposal would not set a precedent as there is no scope for additional dwellings at this village entrance.

“There are no allocated sites for housing in Killin with limited opportunity for infill development.

To meet the affordable requirements the applicant has accepted that the sale price of the completed dwelling will be discounted by 30 per cent in perpetuity. This would be secured through a Section 75 Agreement which shall also restrict the occupancy to a main dwelling.

“For surface water discharge, a neighbouring property reports surface water flooding from the hillside, although it is not clear how much this stems from the proposed site. It is recommended that a condition is applied requiring details of surface water drainage and management from the site to ensure surface water run-off is minimised.

“Conditions are required to ensure appropriate access standards, secure high-quality materials in the finish of the building, and to secure planting through a landscape plan.”
