Greater Manchester area with one of the region's 'hottest' property markets

The property market in Greater Manchester is everchanging with certain areas often growing, and declining, in popularity. Certain postcodes can quite quickly become property hotspots if there is a trend of house hunters flocking to the area.

Purplebricks has now revealed that there are extremely high levels of buyer activity a few miles southeast of the city centre in Gorton. Estate agents who look after properties in the M18 postcode are currently witnessing a boom in house viewing requests, with countless offers being made and homes being snapped up as quickly as 24 hours after being put on the market.

But as demand to live in the area is seemingly growing, house prices are now following suit. The average house price in Gorton is £152,000, which is up 15% up on the previous year according to Rightmove. Yet as the area is still much more affordable to live, with the typical price of a home in Greater Manchester around £240,950, there are no signs of the market slowing down any time soon.

As the official birthplace of Manchester City FC, Gorton is known for being a hub of the booming locomotive industry in the 19th and 20th centuries. Today it is home to famous landmarks such as The Monastery, Manchester and Belle Vue Speedway.

In recent years it has become synonymous with TV drama Shameless, which was filmed in the area for several years before the set was relocated.

Talking about why interest in the area is so high at the moment, Tanya Woodward, Purplebricks' local property partner said: “Gorton continues to grow with popularity and although we’re seeing prices sneak up, you’re still getting fantastic value for money.

"The area is close to town and is also on the Fallowfield Loop meaning everything is on your doorstep, yet you’re far enough away to have some peace and serenity.

"There’s plenty of green spaces to explore and the high street is constantly evolving with the changing demographics that move here. We’re now as likely to attract a family as we are an investor, external and internal movers, and first-time buyers to upsizers."

In the last month Purplebricks' estate agents have witnessed an influx of requests to view properties in Gorton from hundreds of house hunters, and in some cases they have been forced to cancel viewings due to the sheer numbers.

This particular three-bed home with a generously sized garden proved extremely popular with buyers. The end-terrace house on Goring Avenue, which has now sold, had 169 viewings with 133 cancelled because of the high level of interest. After the viewings there were 40 offers made from keen house hunters.

This 3 bedroom semi-detached house also had 177 viewing requests, with numerous offers over the asking price after recently coming back onto the market.

Other properties still on the market in the area, including this two-bed terraced house listed for £150,000, are likely to be snapped up very quick. This home has already had 90 viewing requests and multiple offers made.

According to Gareth Yates, area director at Purplebricks, properties in Gorton can sell as quickly as within 24 hours, but the estate agents' aims to 'let everyone view the property if possible to allow everyone the chance to make an offer'. This means that some of the properties may be on the market for a week despite being able to sell much sooner.
