Grain expectations: four farm silos with planning permission for a three-bedroom home on the market for £200k

Four disused silos on an acre of land on Rosalie Farm in Norfolk are on the market for £200,000 with planning permission to convert them into an eco-home.

Architecture practice Peter Humphrey Associates has designed a house with the three bedrooms and a bathroom set in the round silo structures.

A planned extension would hold the open plan living room and kitchen/diner, with a wraparound patio that would overlook farmland.

Sustainable features include a sedum roof for the extension and a nesting box for birds made from woodcrete.

There are also plans to plant trees and turn a nearby paddock into a hay meadow to increase biodiversity.

“This one-of-a-kind property boasts a unique and bespoke conversion, reminiscent of the architectural wonders often showcased on the renowned television series Grand Designs,” said estate agents Hockeys.

“The absence of an onward chain simplifies the purchasing process, making this unique property even more enticing for discerning buyers seeking a seamless transition to their dream home.”

Grain silos of this kind were a common sight in Norfolk fifty years ago, but advancements in agricultural technology have rendered them redundant.

Rather that dismantle the silos and sell the metal for scrap, the owners are hoping they can be turned into a rural home.

“We believe these silo buildings are becoming a rarity in the countryside and this simple conversion will sympathetically blend new with old," the current owners stated in the planning documents.

The listing is for the land and silos only, so the conversion would cost considerably more. However, the hassle of commissioning a design and getting it through planning permission — which took three attempts —has already been done.

There’s some precedent for turning grain silos into Grand Designs. A five-bedroom house built in two old silos in Hungerford came on the market for £1.95 million in 2021, and there are a plethora of micro homes built in individual silos available to stay in on AirBnb.
