Glasgow waterfront office development given major refurb

Commercial property investment firm AM alpha has started work to refurbish an office development in Glasgow city centre.

The Grade A office space has nine floors and will be 79,300 sq ft, with large and flexible floor plates ranging from 8,665 sq ft to 9,041 sq ft. In addition, the 7th floor features a private terrace with views of the River Clyde.

Muller International has been appointed as property manager for the 200 Broomielaw building.

The project team includes building contractor Clark Contracts, architect Michael Laird Architects and project manager Reith Lambert. JLL has been appointed as letting agent alongside Reith Lambert.

The multi-million pound project includes the refurbishment of all floors and common areas, relocating the entrance to the centre of the building and creating a new reception with a waiting area, along with a business lounge and a dedicated concierge for all occupants.

It is designed to provide the highest hygiene standards, with touch-free technology featured heavily throughout the building.

There will also be a full wellness suite, with yoga studio, gym-style changing rooms and click and collect lockers located at the basement level.

Martin Lemke, managing director at AM alpha, which purchased the building in July 2019, said: "From the flexible floorplates with splendid river views to the excellent cycling and changing facilities, to name just two points out of many, it will make the work-life balance for occupiers’ staff easier to achieve whilst working collaboratively with colleagues.”

Audrey Dobson, director at Reith Lambert, added: “We know that occupiers are becoming more discerning with their requirements and expect something more, particularly when attracting their staff back to the office. 200 Broomielaw has been designed to offer so much more than the traditional workplace."
