Glasgow property expert adds £100k value to west end flat by spending third of that on renovations

A Glasgow property expert has shared an insight into how he was able to increase the valuation of a city flat by £100k - despite spending only £35k on renovations.

Afzal Anwar, CEO and Founder of Glasgow home renovation company AirUs, published a detailed step-by-step guide on the work undertaken at a "dated and in desperate need of repair" property he purchased in the Hillhead area.

After buying the two-bedroom flat for £170k, he set out on a three-month-long renovation which brought it up to a whopping £325k valuation, according to estate agents.

Afzal expects the west end pad to go for around £300k, meaning a profit of around £100k when you factor in how much the renovation works cost.

Among the work carried out by Afzal and his team was new flooring, a new kitchen, a new and additional bathroom, new windows, a full plastering and re-wiring of the property, a change to the floor plan and new furnishings.

Speaking about the renovation to Glasgow Live, Afzal said: "It took us about three months to complete from start to finish. We got a surveyor out to look at it and he was actually quite impressed with the renovation and said it was done to quite a high standard.

"He valued it at offers over £325k, with the sold value expected to be £350k. Typically a two-bedroom flat in that area does get sold for about £280k so I was hoping for at least about a £300k sell."

And Afzal hopes that by showcasing the renovation work and detailing the increase in valuation of the property, he might be able to inspire his fellow Glaswegians to carry out some home improvements.

He continued: "That's what my aim is. It's not to kind of show off what we've done, it's more to show others and motivate them to do the same.

"While we are in this same situation with the pandemic, instead of staying at home indoors and being stressed, why not go out there and do a bit of DIY, a bit of painting, watch a couple of Youtube videos or just be inspired by other people like ourselves, who are going in and renovating homes.

"So not only are you keeping your mind occupied but you are actually boosting the value of your property."

We must say, the value added to the flat as a result of the renovation work has us thinking of reaching for the paintbrush over the Christmas period!
