Glasgow office tower secures hat trick of deals

CEG has secured a hat trick of new tenants to its flagship ONYX development at 215 Bothwell Street in Glasgow.

Ryden, Montagu Evans and Empiric are all moving into the building, taking 85 desks in total.

Ryden is taking the 2,295 sq ft ground floor suite, Emperic 1,798 sq ft on the first floor, and Montague Evans 1,798 sq ft on the second floor.

CEG managed a £5m makeover of the building last year, which included traditional office suites and flexible spaces, with the latter letting businesses grow from 14-desks to whole floors of 7,000 sq ft, without changing address

New facilities were also delivered as part of the refurbishment, including the café run by Kitchenetta.

Sustainability was at the forefront too, saving more than 40% embodied carbon by renovating and not redeveloping, while 100% of waste was diverted from landfill and electricity is supplied via a renewable energy contract. Tenants also get cycle and shower facilities to encourage sustainable travel.

Grace Lewis, investment manager at CEG, said : “The refurbishment has provided a modern, healthy and productive working environment with the added bonus of an extensive café and business lounge.

“Our Let Ready suites have proved incredibly popular due to the innovative lease flexibility and the ease of the fully fitted out, contemporary space.”

JLL and Ryden were appointed to market the building.

Derek Tillery, Glasgow managing partner for Scottish commercial property consultants Ryden, said: “We required a new Glasgow base that would attract and retain the best talent.

“ONYX is within easy reach of city centre amenities and transport hubs and provides very high speciation accommodation with exceptional wellbeing facilities - and meeting our required green credentials.”

Alex Mackay, senior surveyor at JLL, added: “ONYX is a step change for commercial office space in Glasgow, offering high quality workplaces with the flexibility that occupiers are currently seeking.”
