'Futuristic' development of 1,200 Croxteth homes moves step closer

Major plans to create a 'futuristic' new community of up to 1,200 homes in Croxteth have moved a step closer.

Liverpool Council is bringing forward plans to create the new state-of-the-art, zero carbon housing project on the Stonebridge Cross site.

The 55-acre City Council owned site, which is located on the East Lancashire Road (A580), is one of the main thoroughfares into Liverpool.

The council acquired the land from Homes England in 2014 and has been facilitating the creation of over 300,000 square feet of business and commercial space there.

But now the authority is working up plans for what would be one of the largest housing projects in the city for decades.

The plan is to create a 'carbon-neutral community' that will include modern, energy-efficient homes and will include other green features such as electric car charging points and micro-generators to power the community.

The development will be created by the council in co-operation with social housing providers Torus and Cobalt.

Liverpool Council's cabinet today agreed on plans to move the development plan into the next phase, accepting funds from the city region combined authority, working up a baseline assessment of the scheme and procuring a professional team to work on a master plan for the site to inform an outline planning application.

The council report states: "The Stonebridge Cross site represents one of the largest strategic housing opportunities in the City Region having the ability to transform the housing offer at scale in this part of Liverpool.

"The site has capacity to deliver up to 1,200 new homes and fits within the wider strategic plan for the city to deliver house building and renewal of existing homes. "

It is hoped that the major new development can help to address the housing shortage in the city with a range of affordable homes while also working to tackle the climate crisis as a zero-carbon project.

The report adds: "The scheme will champion the Sustainability and Low Carbon Agenda and will be an exemplar scheme in that regard. This aligns with the City’s pledge to make Liverpool a net zero carbon city by 2030."

The housing on offer at the site is intended to be a mix of private rented/open market sale, affordable rent, shared ownership, rent to buy and council housing.

There would also be provision for accommodation for older people or an extra care facility.

Today's cabinet agreement will see the council accept a grant of at least £210,000 to support pre-development work that is required to bring forward an outline planning application for the Stonebridge Cross site.
