The letting company describe the premises as a "well configured restaurant", which also comes with potential for outdoor seating subject to council consent.
And with tens of thousands of tourists flocking to the Royal Mile year round, it will benefit from passing trade from tourists and locals alike.
It is being advertised on Zoopla for £125,000 per annum.
Despite the location, hospitality businesses might be hesitant about opening a new location, with most taking a significant financial hit due to lockdown.
The Restaurant Group, which owns the Frankie and Benny's chain, recently announced cuts to 3000 jobs because of the coronavirus.
And it's not the only company forced to make staff redundant because of the pandemic, with retail firm Marks and Spencer announcing 7000 jobs cuts on August 18 .
