Former restaurant in prominent city centre location is on the market - with zero rent

A city landlord is offering a boost to business start ups.

Premises in Fletcher Gate, Nottingham are up for grabs with zero rent.

Matt Durkin of letting agency Breathing Spaces came up with the idea, which he says creates “a win-win situation for both the landlord and tenant”.

He said: “The tenant gets a rent free period and no commitment other than paying their utility bills and insurance while the landlord gets a business rates holiday [the government announced a rates holiday on retail units until April 5, 2021]”

The ground floor of the building in Adams Walk, One Fletcher Gate, Nottingham, is a former restaurant premises which Matt says has been empty for around three years after previously being occupied by Rub.

He says that while it could once again be a restaurant, equally it “would suit a small independent boutique or start up business… it could be retail, a yoga or pop-up pilates studio, a creche, something like that".

He added: "It is being offered at a zero rent, but just as importantly will be let on straightforward, fair and flexible terms. The only repair liability is to leave the premises as they found it. Basically, just be a good tenant… there’s no other commitment. All we are asking is that it’s a genuine business and they’re reliable."

The building is just off Fletcher Gate and as Matt points out is "a great little cut through from the college to the city".

“Personally it's the local businesses and boutique shops that make me want to pop into a town. Activity leads to activity and our overall aim is to create activity on our High Streets by getting vacant retail space back in to use.”

“If someone makes a go of things they may then want to stay on but in the meantime they will be breathing some vitality into the area.

“It’s basically a great at opportunity for an individual or a new or established business to occupy and trade from this space - who knows where it may lead”.
