The basement of a former Edinburgh hotel will be converted into a two bedroom property and put on the market.
The underground 'studio flat' on Bath Street Lane, Portobello, is up for sale at offers over £110,000, and has been described as a "superb development opportunity".
Photos of the property show the outline of what could be a cracking flat, although there's a fair bit of work required before that stage is reached.
Planning permission had previously been granted by the City of Edinburgh Council to transform the basement area, used for storage, into a residential property. Works included the excavation of the pavement to provide lightwell with balustrade and stair.
Approving the conversion in 2019, the council specified the development must be started within three years from the date of the decision.
The 19th century L-plan building, which is category C listed, was the former home of the Royal Hotel, but was turned into flats around 18 years ago.
And now the basement area has gone on the market, with agents Lindsays describing it as a "superb development opportunity located in the heart of the sought after area of Portobello, located only ten minutes from the promenade".
They add: "Planning permission has been granted to convert this basement into a two bedroom property with a dining kitchen, living room and bathroom."
