Former doctor's surgery with cracking view of Cardiff's Llandaff Fields going to auction with £350k guide price

The property purchasing mantra of location, location, location is certainly at the core of this home's prime real estate position in Cardiff.

It might be on a busy road into the capital's city centre, but it is nestled within the trendy and much sought-after suburb of Pontcanna and can boast an uninterrupted view of Llandaff Fields, one of the city's most popular parklands.

Just over the road, tree-lined paths wander through the open recreation ground towards Llandaff and in the other direction is the route to Pontcanna Fields, Bute Park and the Taff Trail and into the heart of the capital.

The park is a popular place for picnics, dog walkers and children, with a playground to be found near the centre, as well as tennis courts and a bowling green. Cardiff County Council have announced plans to update the leisure and sport area of the park including renovating the existing area and adding padel courts and a café, read more about that here.

Llandaff Fields is a regular host to a range of sports that include football and rugby, Cardiff Park Runs and national and international cross country events such as The British Athletics Cardiff Cross Challenge, which includes races for children of all ages, seniors and international athletes too.

The former doctor's surgery, called Llandaff Fields Medical Practice, is at the end of a four period property terrace on Penhill Road, the A4119 before it morphs into the grand, Victorian villa lined Cathedral Road.

From the doorstep of this property the fields offer a daily walk to clear the mind and get set for the day or an evening run to expel the stresses of the day. There are benches for a more sedate experience and a café in the car park for refreshments, including very tasty pizza.

Around a few more corners are all the independent cafes, bars, restaurants and shops that have helped establish Pontcanna as one of the most-sought after places to live in Cardiff, Wales and maybe even the UK. From the doctor's surgery all that Pontcanna and Cathedral Road can offer is within strolling distance, down character-packed streets that display an absorbing mix of period properties, creating unique streetscenes along every road.

The city centre is within walking distance too, either via Cathedral Road or the routes through Pontcanna Fields and the Taff Trail.

Ordering a latte or rummaging around the selection of chocolates in Treat, the wines available in The Bottle Shop, or the clothes in Kiti is a tempting proposition but a new owner of the doctor's house will have to fit it around the renovation project to create residential dwellings, as the property is still set up as a commercial operation.

However, visiting the interiors, accessories and gift shop Beti Biggs might be the number one destination for interior design inspiration and purchases as the house slowly gets a makeover to become a home.

According to the auction house selling the doctor's surgery, the property has planning permission to convert the building into two self-contained, two bedroom flats, with further information available on Cardiff County Council's website under reference number 22/01166/MNR.

However, due to the family-focused nature of Pontcanna, the auctioneers also suggest that the house would make an ideal single home, although planning consent would have to be applied for again with an updated set of plans for a single dwelling.

Currently, the building is set up with four reception rooms and a cloakroom on the ground floor and five bedrooms and a bathroom on the first floor.

Outside, there's a rear garden that will need a fence to separate it from the access road to houses that are hiding at the end of it. The garden offers the perfect place to park the cars away from the main road, or a private and sunny garden, or a mix of both.
