Former Dancing Dragon restaurant could become luxury flats with sauna and gym in the caves below

A former Chinese restaurant in Derby Road is being sold to make way for apartments.

The site at 103-105 Derby Road in Nottingham has full detailed planning for nine apartments with the expectation that a sauna and gym could be created in the caves below the building.

Selling agent for the site, Curtis Gault of Saint Property Services, said that the site was already proving attractive to developers with offers and viewings already having been made.

Mr Gault, who is land and development director at the Saint Group, said: "We knew the site would be very much in demand but since listing it on sales websites on Tuesday (January 19) we have had three viewings booked in for next week, one offer which has been put to the client and another offer made."

He added that some 13 developers had expressed an interest in the site so far.

Plans for the site show the three-storey building renovated and split into nine apartments arranged as one one-bed, seven two-bed and one three-bed duplex apartment.

There is no parking allocation at the site.

Curtis says that the drawings and plans show apartments with a "lovely penthouse style design and feel."

However, he did add that while the planning was in place and ready for build to begin based on the submitted plans, a purchasing developer could decide to alter and re-apply for planning with the view to create student accommodation.

Derby Road is a great location for access into the city centre and for access to the ring road.

The building, which previously operated as the Dancing Dragon Restaurant for around a decade, is listed at offers over £635,000, however early indications are that it will sell for well above that price.

The sale will go to 'best and final offers' by close of play on Friday, January 29, 2021.
