Former Dalmarnock community centre site set to be transformed into 45 new homes

The site of a former community centre in Dalmarnock is set to be sold to a housing association, which plans to build 45 homes.

Glasgow councillors will be asked to agree to selling the land, for an expected £135,000, at a meeting next week.

Thenue Housing Association would take over the two-acre Lily Street/Connal Street site, which is close to the Athletes’ Village in Dalmarnock.

It has been vacant since the community centre was demolished in 2014.

Councillor Ruairi Kelly, chair of the council’s contracts and property committee, said: “The sale of this vacant site to Thenue Housing Association will not only generate money for the public purse, but bring affordable new flats and family houses to Dalmarnock, continuing the area’s regeneration.

“The houses in particular will help meet an identified need in our housing strategy for the city.”

The housing association has “been interested in the land for a number of years”, a council report reveals, and carried out site investigations in December 2017.

In February last year, the land was declared surplus to the council’s requirements.

Thenue Housing Association is proposing to build 30 flats and 15 terraced houses on the site for social rent, with a range of two to four-bedroom properties.

It would pay £3000 per unit to the council for every home above the 45 proposed, if planning permission was obtained for more.

If councillors approve the potential sale on Thursday, council officers will conclude the negotiations.

A new community hall, with a nursery and healthcare services, was built following the 2014 games: the Dalmarnock Legacy Hub. The £3.5m hub was opened by football legend Kenny Dalglish.

However, in early 2019, it was closed when the operators went into administration and the council bought back the land for a nominal sum of £1.

A consultation process was launched last year to explore options for the future use of the hub.
