Former Carlton Cinema building in the centre of Swansea up for auction

The freehold interest in the former Carlton Cinema building in the centre of Swansea is up being offered for sale with an up to £450,000 price tag.

The grade II listed building on Oxford Street, which dates back to 1914, will come up at a commercial property auction from Acuitus later this month.

The former Carlton Cinema closed in 1977 and was then converted into a record store. The building is currently leased to book retailer Waterstones which has occupied the property for more than 20 years.

The near 15,000 sq ft building consists of four storeys with trading on the ground and first floor with basement, second and third floor ancillary space. Waterstones entered in a new three year lease last summer with an annual rent of £45,000.

David Margolis of Acuitus said: “What an opportunity this is for someone to own a piece of Swansea’s history. Its prominent position in the city’s primary retailing thoroughfare, coupled with Waterstones recently renewing their lease and paying a rent that has been substantially re-based, makes this a most attractive investment.”

The auction is on July 21st will be live streamed from Acuitus’ website with bidding online, by telephone and via proxy.

The freehold interest is currently owned by Staghold Birmingham Ltd.
