Former Bristol yoga studio and café at Finzels Reach goes up for sale

A unique property within the Finzels Reach development has gone on the market.

Marketed by Burston Cook, The Brewhouse presents an opportunity to purchase a ground floor commercial unit overlooking the Floating Harbour, neighbouring independent shops, restaurants, bars, hotels, office space and flats.

The property is currently designed as a yoga studio and café, but it could be adapted into office space and other commercial uses.

The property has an approximate internal area of 4,913sq ft (456sq m) and has a rateable value of £12,500 with low business rates of £6,237.

A suspended ceiling was installed for the purposes of the current occupier when they took up the lease, however this has potential to be opened up again to expose the original steelwork and provide a large floor to ceiling height.

The property is located near to Bristol Bridge and just a 10-minute walk from Temple Meads railway station.

James Long, who ran Pacific Yoga and The Café Matariki for four years, spoke to Bristol Live about the property's historical significance.

He said: "Our property had been bought way before because the upper floors were transformed into flats but the grand floor was locked up.

"So when we first went into it and realised that the building has its roots in possibly the late 18th century where you can even see the traces of its history and it instantly felt like a really remarkable space.

"We had an architect who was very careful about how we changed it and you can see that in the huge iron girders that's still exposed from the old brewhouse. So it just carries a sense of history around it.

"Even as you walk into the front area, which we turned into a café and a deli, it looks out into the old archway and the rear half of the building was turned into a fitness centre and a couple of yoga studios, which still has traces of the old building such as the lovely arched windows.

"It's almost cathedral-like and it's such a fantastic space which I hope people can appreciate the history too."
