Former Bolton town centre bar could become a shop because it's difficult to let and in need of severe renovation'

A former pub in the heart of Bolton’s student area is set to be converted into a shop.

The Bradshawgate building, which was previously Bar Metro and the Last Orders Inn, is described in documents submitted to Bolton Council as ‘difficult to let and in need of severe renovation’. The plans request a change of use for the premises from pub to commercial on the ground floor and describe the Bradshawgate area as an ‘exciting, up-and-coming part of town’.

A design and access statement with the plans carries more optimism for the prospects of the area, which is close to several student accommodation blocks used by students from the town’s university.

It said: “While the building has been found to be difficult to let and is in need of severe renovation, there does appear to be an anticipated upturn in demand following town centre investment by both the private sector and Bolton Council.

“Despite the current cost of living crisis, the applicant is prepared to invest significantly in the building which is clearly to be welcomed. The town centre location means that there is a wealth of local services and amenities for tenants, including the university, cinemas, pubs, clubs, restaurants, shops, offices, leisure activities, health facilities and excellent new transport links

“The area is an exciting, up-and-coming part of town where there has been significant investment from both Bolton Council and the private sector, with more developments in the pipeline. This highly sustainable location makes the proposal appropriate for the site.”

The property was previously advertised for £400,000. The upper floors of the building are currently residential and that use is not affected by the planning application.

The plans will be decided on after a period of consultation with neighbours.
