Officers observed a man running from the back of the property.

"Following a search of the area, police located a black satchel bag, allegedly containing 40 rounds of .22 calibre ammunition, a spent shell casing and three air rifle pellets," police said.

The 35-year-old was taken to Maitland police station and charged with possess ammunition without holding licence/permit/authority, as well as on the warrant for special aggravated break and enter and commit serious indictable offence-weapon.

He was refused bail to appear in Maitland Local Court.
