Flexible offices set to surge in London

Companies who offer flexible offices could represent 20% of leases in central London by 2030, according to real estate firm CBRE.

Firms such as WeWork and Spaces offer start-ups and other businesses the ability to rent small spaces and often on flexible leases in central London.

CBRE estimates occupancy of these types of office could grow to 34 million square feet by 2030, up from 9.9 million square feet currently in the City and West End.

Stewart Smith, managing director of Flex at CBRE said: “As employees begin to expect a more holistic office experience, employers are becoming more willing to pay for these in order to attract and retain talent. As a result, we are seeing landlords evolve their offering, which is driving change in a traditionally rigid asset class.”

He added: “If our forecasts our realised, access to the richer amenities and services offered by flex operators will increasingly become considered the norm.”
