Fletcher home sets suburb record with $1.75 million sale

A NEW benchmark has been set in Fletcher following the sale of a home on Magnolia Close.

A five-bedroom, three-bathroom double storey home at 12 Magnolia Close sold for $1.75 million on Friday with Belle Property's Luke Morrison, smashing the previous record by $150,000.

The previous record was set in December 2021 when a five-bedroom, three-bathroom house at 25 Tulkaba Street sold for $1.6 million.

Mr Morrison said the property was purchased by a buyer from Sydney who secured the home prior to auction when they made an offer they could not refuse.

He said the sale price of $1.75 million exceeded expectations.

The property was built in 2017.

"We certainly weren't talking that sort of number and the eventual buyer came in a lot higher than the rest so we didn't need to go to auction," the agent said.

"We were prepping a few other parties before auction and the eventual buyer asked if we would potentially entertain an offer prior.

"They offered $1.75 million and I nearly fell over."

Built in 2017, the property features a home cinema, in-ground pool and top-end inclusions such as underfloor heating throughout, high ceilings, and a designer kitchen with stone benchtops and Miele appliances.

The property includes a home cinema.

A total of 92 groups inspected the property throughout the four-week campaign.

The sale marked one of two sales records in Fletcher last week.

Mr Morrison also sold a duplex at 2 Snipe Street off-market for $725,000, topping the previous suburb record of $700,000 for a duplex sale in Fletcher.

The agent said properties in Fletcher had undergone substantial growth in the past five years, with CoreLogic data revealing a 39.1 per cent increase in value during that period.

"Lots of people in Fletcher have built their family homes five years ago when they bought house and land packages for $500,000 to $600,000 and now they're worth $1 million to $1.1 million, so they've made $500,000 equity over those five years," he said.

The median house value in Fletcher is $839,000, according to CoreLogic.
