First pictures of £24m development that will replace homes and shopping centre in Newport

The first pictures of a proposed £24 million redevelopment in one area of Newport have been released. Plans are underway for a major regeneration of the Ringland area which includes proposals to build 170 homes and a new shopping centre to replace the old Ringland Circle.

The first phase of the development, consisting of 55 homes on the Cot Farm estate in Hendre Farm Drive across the road from Ringland Circle, was completed last June. And now new pictures have shown what the new development, which is expected to take around five years to complete, could look like.

According to the 2019 Welsh Index of Multiple Deprivation (WIMD), through which the Welsh Government measures deprivation levels, Ringland was among the areas of Newport with one of the highest rates of deprivation. Read more about how the pandemic has affected deprived areas of Newport here.

In January, permission was granted by Newport City Council to demolish the old Friendship Inn in Ringland, which has been empty for several years and has fallen into disrepair, and the Park Homes bungalows on Cot Farm Close. It has been confirmed that demolition work on the pub and homes will begin on Monday, April 25.

Newport City Homes has confirmed Lowell has been appointed as a contractor to carry out the works following engagement with local residents over the past few months. The new modern shopping centre will be close to the other new services being brought to the area, such as a health and wellbeing centre proposed by Aneurin Bevan Health Board. It will also host GP services, dentistry, sexual health, speech and language therapy, mental health support and a community pharmacy.

The existing shopping centre and empty flats above are expected to be demolished in 2024 and 2025, once the new shops have been built, before the remaining 67 homes are completed in 2026 and 2027. Construction is already underway on 24 new homes in Mountbatten Close, which include one- and two-bedroom apartments as well as two- and three- bedroom houses.
