First look - this is what the new Princes Street complex with a sky bar might look like

Plans have been submitted giving locals a first look at designs for a new hotel and leisure development on Princes Street.

Developers are consulting on proposals to turn the old Debenhams building at 109-112 Princes Street into a hotel, leisure and hospitality hub.

Plans include space for a hotel that would be at least four star rated, a consultation website for the development says, as well as a basement spa - there will also be a sky bar and restaurant open to the public with views of Edinburgh Castle.

Promising to bring around 80 new jobs with the "iconic" development, Legal & General say they will direct more than £50 million of investment.

A proposed sky bar and restaurant will form part of the hotel, but would be open to visitors to allow them to take advantage of the views. The developers say:

“Through our plans, we are looking to create a vibrant destination spot in the middle of Princes Street, providing a new hotel, restaurant and sky bar which provides some of the best views anywhere in the city. It will be a space where Edinburgh residents and visitors can enjoy a unique experience, whether that’s fine dining, drinks or just a stroll through the new link to Rose Street.

Legal and General have asked locals for their feedback on the plans, promising to listen to their feedback. A report will also be produced showing how they responded to the feedback in later plans.

"Our vision is to transform 109-112 Princes Street, a building of significant architectural heritage and history in Edinburgh, into a vibrant destination, creating new jobs in the city and a hub for both residents and tourists.

"With unparalleled views directly onto Princes Street Gardens and Edinburgh Castle, our plans will create a major new destination, delivering the footfall Princes Street needs to continue to thrive," the developer said.

The company has said it will look to protect the heritage of the listed building, and is working with groups like Historic Environment Scotland.

Applications for planning permission will be submitted by the City of Edinburgh Council by November 2020.
