First look at plans for homes on Hengrove Leisure Park

This is the first look at what a new development of homes on the site of South Bristol’s biggest leisure park could look like - as developers invite local people to an event to find out more.

The owners of the Hengrove Leisure Park want to demolish the cinema, bingo hall and two restaurants and build homes on there instead.

Bristol Live revealed the plans at the start of December, after AEW UK Core Property Fund submitted a pre-application request to Bristol City Council to flag up the potential development of up to 350 homes.

The area planned for homes does not include the McDonalds and KFC on one side of the leisure park - they will still be there - and nor does it include the Wessex Flyer restaurant and pub and the Premier Inn on the other side.

AEW’s new plans show that, in between, they want to build one five-storey block of flats, and six four-storey blocks, which would house a total of`126 apartments near the front of the site off Hengrove Way, and another 197 homes laid out on what is now the car park, two restaurants and the cinema and bingo hall area - a total of 323 new homes.

Running through the centre of the site would be a ‘green spine’ leading to the existing play area and path through to Hengrove Park, which itself has long-standing plans for new homes coming during the 2020s.

AEW is one of the world's largest real estate asset managers, with €68.9bn of assets under management as at 30 September 2020 all around the world, including €32.8bn of real estate assets in Europe managed on behalf of a number of funds and separate accounts.

Now, AEW want to build homes on the Hengrove Leisure Park site, and are holding an online presentation and consultation event on Tuesday next week, December 15, at which anyone can attend.

“The aim is to create a vibrant new community comprising a broad range of much-needed homes, suitable for a wide range of people in different stages of their life,” said a spokesperson for AEW.

“Thirty per cent of the homes will be affordable, in line with Bristol’s housing policy. We will also provide flexible commercial and leisure space. This project represents a unique opportunity for south Bristol and we are keen to hear what local people think,” he added.

The plans will be presented at an online consultation event on Tuesday between 5.30 and 7pm. “Members of the public are invited to attend and meet the project team, provide feedback and ask any questions they may have,” he added.

“A dedicated project website has been launched where a recording of the event will be uploaded if people are unable to attend at that time,” he said.

“We’re asking the public’s opinion on redevelopment proposals for the Hengrove Leisure Park.

“Draft plans have been drawn up to revitalise the site, and the developers, who are working to submit an outline planning application to Bristol City Council in the new year, are looking for the local community’s views and suggestions in order to put the best possible proposals forward,” he added.
