Fire damaged terrace sells for £66,000 over guide price at auction

Homes in Liverpool broke a property record this month when they were listed for sale through auction.

Sutton Kersh Auctions revealed a personal record was reached when 600 people registered to bid in their latest auction and a whopping 100 people registered to bid for a Liverpool mid-terraced property.

The Liverpool-based estate agents have now sold a total of £24 million worth of property in the first four months of 2021, through just two auctions.

A massive 100 people register to bid on the first home - which was a fire damaged mid-terraced property on Rockfield Road, in Anfield.

It had a guide price of £15,000 and sold for an impressive £81,000 which is 440% over guide.

The second lot was also a mid-terraced property but this one on Faraday Street, in Everton. It sold for £70,500 which was £30,500 over it’s guide price.

The third property, on Whitland Road, Fairfield, sold well over guide at £111,000 on a start of £85,000.

The team sold more than £3.8 million worth of property prior to auction and offered 119 properties at the live streamed auction.

Katie Donohue, auction valuer and business development manager, said: "We are delighted with how our April auction has gone as we have sold over £11 million worth of property.

"Selling 85% of Lots offered demonstrates not only the strength of our team in sourcing and pricing the stock correctly alongside our vendors, but also our ability to attract the right buyers."

This auction consisted of a considerable number of residential properties, such as Lot 23, a three-bed house Jacqueline Drive in Huyton, which had a guide of £80,000 and sold for £116,500.

Another property that gained a lot of interest both prior to auction and on the day was Lot 41, Mostyn Hall, in Wavertree.

This property was a modern and purpose built eight-bed house in multiple occupation and a great investment opportunity.

It had a guide price of £185,000 and sold for an astonishing £86,000 over this at £271,000.

Further afield, a beautiful two-bed detached chalet-style bungalow in the popular area of Hayle in Cornwall attracted a lot of interest and had a guide price of £150,000, eventually selling for £191,000.

Sutton Kersh’s next auction will be taking place on May 27, 2021.
