Find the cheapest places to live in the UK near 'outstanding' state schools

There are 703 state schools in England that have been awarded an "outstanding" rating by Ofsted, but moving near one will cost you the equivalent of £16,000 more a school year on average.

Research from mortgage broker Trussle shows homes near top-rated schools cost an average of £427,116 - that's £180,116 more than the average home overall.

That means, over the 11 years children can spend at secondary school, you're paying more than the £15,000 a year it costs to send a child to private school, according to the Independent Schools Council.

Trussle chief executive Ishaan Malhi said: "Living near to good schools is a priority for many parents - be it within the catchment area of certain schools or to reduce the amount of time ferrying children back and forth each day."

He added: "It will likely deter some parents from moving closer to outstanding schools - particularly in London where the average first-time buyer in the city now has to put down over £100,000 for a deposit."

But not everywhere was more expensive - with homes nearly around a quarter of "outstanding" rated schools actually cheaper than the average price.

"It’s certainly worth parents who are considering their child’s future education weighing up the options available to them," Malhi said.

"Outside of London, there are over 160 top-rated schools with house prices in the area being under the national average - and Government schemes like Shared Ownership can make owning a home more accessible."
