Fifty 'car-free' flats to be built on site of former Govanhill Garage

A new block of 'car-free' flats are to be built on the site of a former garage in Govanhill.

Councillors have given the green light to the cycle-friendly development, which includes 49 flats in a mixture of one, two and three-bed and a ground-floor office unit.

Lodged by AS Homes Scotland and Southside Housing Association, it's set to be built where the now demolished Arnold Clark garage was situated, on Allison Street at Niddrie Road.

The plan contains just 19 unallocated visitor parking bays, according to the papers. In lieu of space for private parking, the backcourt will be designed as a 1000-square metre shared community space, with seating, plants and fruit trees.

Thirty-three of the properties will be allocated for social rent and 16 for mid-market rent.

The new homes are set to form part of the environmentally friendly South City Way – a £6.5m public realm initiative to improve cycle and walking routes from Victoria Road to the wider cycle network by 2020.

The Southside Housing Association said flats would be marketed and let on a car-free basis on a condition of tenancy.

The planning report said: "The accessibility of the site is exceptional, sitting equidistant between two major bus corridors and Local Town Centres, Victoria Road and Strathbungo. Queens Park train station is approximately 110m from the site and the site is within 150m of the new South City Way cycle infrastructure which is due for completion in 2020. The site benefits from excellent access to a variety of public transport and active travel opportunities.

"The scale and massing of the proposed flatted block have taken due consideration of the context and setting, proposing a development of predominately four stories, rising to five at the corner of Allison Street and Niddrie Road, within an area characterised by four storey tenemental properties."
