Farmhouse for sale near Bristol is in need of 'complete renovation'

A ramshackle farmhouse in need of a serious makeover is set to be sold at auction.

Much of the front of the property in the village of Hallen, South Gloucestershire, is shrouded by a thick layer of leaves.

It has been reclaimed by nature after "many years" falling into disrepair, but estate agents say it has potential to be transformed to a thing of beauty.

Agents at Maggs & Allen describe the property as a "beautiful detached farmhouse for complete renovation", which presents a "extremely rare residential development opportunity".

It is located along Berwick Lane, about 1.5 miles from Henbury and Bristol beauty spot the Blaise Castle Estate.

The marketing brochure continues: "The property has been in a dilapidated state of repair for many years and now presents a fantastic opportunity to create a superb family home.

"Many of the stunning original features remain and could be preserved or restored during the course of the renovation.

"Berwick Farmhouse has the potential to become one of the most impressive houses in the area and will appeal to builders, developers and self-builders looking to create a one-off family home."

The plot covers 0.6 acres and will have a guide price of £285,000 when it goes to auction on December 9.

According to Rightmove records, the last property to be sold along the same lane was a five-bed detached bungalow bought for £620,000 in 2017.

Its run-down state means that certain parts, including the most of the first floor, are currently out-of-bounds.

On the ground floor there are two reception rooms on either side of a central hallway, as well as a kitchen that is "inaccessible due to this section of the house having collapsed in recent years".

There are gaping holes in the ceiling and floor and piles of rubble (Maggs & Allen)

A rear extension would have provided additional living accommodation, the agents advise, adding: "The first floor is likely to have provided four to five bedrooms and a bathroom, although only one bedroom is accessible at the current time.

"There are also two additional rooms in the roof space with windows to the rear."

Agents describe the property as characterful (Maggs & Allen)

Despite the obvious need for repairs, the listing still describes the home as being "filled with charm and character".

The building, which is surrounded my gardens on three sides, was granted a certificate of lawful use as a residential property last year.

It needs more than a little bit of TLC (Maggs & Allen)

The auction will be held online at 6pm and appointments for viewings can be made in advance.
