A racing car circuit halfway between Canberra and Sydney has sold for more than $10 million, six months after being put to market.
Pheasant Wood Circuit, located at 8 Prairie Oak Road in Marulan, NSW is about an hour's drive from Canberra, and an hour and a half from Sydney.
It sold on Monday, June 1, and while selling agent Paul Biller from Biller Property was tight-lipped about the sale price ahead of settlement, he confirmed it had sold for more than the $10 million guide set when it was first listed in December 2025.
The racetrack is a 1.6-kilometre track, licensed by Motorsport Australia, and was purpose-built to support track days, driver training and competitive events.
Facilities include garages and professional workshops, as well as a fully operational race control tower and complete circuit surveillance.
Nearby the racetrack, there are also corporate facilities, administration offices and an on-site cafeteria for spectators and participants.
Mr Biller said the racetrack had attracted significant interest when it was listed just ahead of Christmas last year, and a buyer was found within weeks.
"It is an incredible asset for the purchaser," Mr Biller said.
"There's just so many things you can do with the property. There's so much more to the property than just the race track."
"You can go bushwalking, you can camp there, ride horses. It's a really cool property."
The 150-acre property is not just home to the racetrack, but an extensive system of fire trails for off-road driving, mountain biking and horse riding.
If the new owners wanted to turn the commercial asset into a private playground, it also includes a secluded four-bedroom family home.
A guest cabin overlooking a series of dams would be ideal for either VIP stays or short-stay tourism, according to the listing.
Mr Biller was unable to confirm the buyer's identity.
Pheasant Wood Circuit was last purchased by Steve Shelley, the co-founder of the workforce management platform Deputy, who paid $1.5 million for it in 2016.
The racetrack had previously been known as the Marulan Driver Training Centre before the entrepreneur invested more than $7 million into turning it into a motorsport venue.
Mr Shelley purchased a second motor racing circuit, Wakefield Park in 2023, and renamed it One Raceway.
The previous owners had suspended operations following a NSW Land and Environment Court hearing that imposed stricter operating conditions.
After the owners decided it was ultimately unviable, Mr Shelley purchased One Raceway with a $5 million commitment from the NSW government which was to be used on advocacy, planning and noise mitigation to get the facility running as a motorsport venue.
"I only have a certain amount of bandwidth for all the things in my life," Mr Shelley told ACM, the publisher of this masthead, at the time of Pheasant Wood Circuit's listing.
"The truth is, I'm just not spending enough time and energy at Pheasant Wood, and it's time to give it to someone who can love it like it deserves."
