Expert shares simple garden changes that could add £86k to the value of your home

A team of experts have shared a series of simple DIY hacks that can be done on most homes and could add up to £86,000 on to the value of your home.

Garden experts at MyToolShed have come up with six ways to really improve the value of your home, including adding decking, repainting, and weatherproofing exterior walls.

They added up the average percentage increase in value for each of their six tips and the results are staggering - especially for how simple the jobs are.

As reported in the Liverpool Echo, if all of the six tips are followed, it could increase the value of your home by almost 35 per cent - which means the price of the average house in the UK would increase by £86,000.

Value Increase = 10% (£25k)

2) A New Lick Of Paint

Value Increase = 5% (£12.5k)

3) Weatherproof Exterior Walls

Value Increase = 3.6% (£9k)

4) Add a Firepit

Value Increase = 1.2% (£3k)

5) A Garden Building

Value Increase = 5% (£12.5k)

6) Let The Outside In With Bifolding Doors

Value Increase = 10% (£25k)

The five Key Back Garden Trends Of 2021

This year there are going to be five key landscaping essentials trends.

1) Rewilding Area

This is an area of the garden that is made purposely “wild”, and there’s been a huge uptake in homeowners bringing their gardens back to a more natural state. The trend appeared last year when designers experimented with wildflower and perennial meadows.

If you want to create an area like this, opt for plants that create a utopia for bees and birds. Another way is to create a safe space for all animals that includes shelter, water and food.

2) Split Levels

There's a move away from the classic flat-style gardens where you find the lawn and then a surrounding flowering bed, to ones with more character and levelling.

Split level gardens also let you experiment and play around with different materials with the use of steps, terraces and raised beds that will create appealing centre points to your garden.

3) Zoning

Different levels in the garden aren’t the only landscaping change seen in back gardens nowadays, there's also a lot more ‘zoning’ taking place. Zoning is the art of splitting your garden up into different areas.

4) Multi-purpose functionality

Following on from the creation of zones within the garden, it is important to tailor the different zones towards different functions or activities.

For example, the immediate area outside of your back door might be used as an outdoor dining area. Then after that you could create a play/activities area, perfect for the kids or the family dog to run around in.

Why not offset a growing patch where you can grow your own fruit and veg? And then you could erect a garden building at the bottom of the garden for a space away from the house to use as a mini getaway or an office while working from home.

5) Growing Patch

More homeowners are taking it upon themselves to try and become more eco-friendly and one way they’re doing that is by growing their own fruit and veg.

A greenhouse is a great way to do this, but it’s not essential, so don’t panic if you haven’t got the greatest amount of space in your back garden.

If you are tight on space, things like beans and peas, squashes and pumpkins and all great options as they tend to grow more vertically than taking up a lot of ground space.
