Plans have been submitted for an eight storey apartment and commercial development on a prominent junction in the centre of Liverpool.
Under the proposal Erin Strategic Land Limited would demolish the Coopers Reupholstery store which has been based on the corner of Kirkdale Road and Everton Valley since 1958.
They would then build a 52 flat development on this land and surrounding green spaces - with commercial units on the ground floor.
A planning statement from agent Zerum stated: "The scheme represents the optimum development approach for the site, and has been reviewed and honed through ongoing pre-application discussions with council officers which took place prior to submission of the application."
They listed the following benefits of the development:
▪ Delivers 52 high quality dwellings in a pleasant development.
▪ Provides a commercial unit which will benefit local people and the economy.
▪ Will generate construction jobs and contribute to urban vitality and activity.
▪ Provides significant financial investment in the site and area.
They added: "The principle of residential development in this location is suitable.
"The existing grassed area does not provide a recreational or visual function, nor does it have a relationship with other greenspaces or any known conservation value. Rather, it is a disused, ‘left over’ space."
The plans will now be considered by planners at Liverpool City Council.
