Edinburgh Victorian hotel hits the market with stunning rooms and lounge bar

By Sian Traynor

An Edinburgh hotel has announced it is looking for a new owner after nearly 20 years in the business.

The Rosehall Hotel has been put on the market for a new buyer to take over the private guest house and all of its iconic Victorian features.

Located at 101 Dalkeith Road, the building is a very attractive and classic end terrace property with its traditional stone and framing throughout.

Just a short distance from Arthur's Seat and the Commonwealth Pool, the hotel is in an ideal location for tourists, which is one of the reasons it has been so popular over the years.

However, after 17 years running the guesthouse, the current owners Gus and Teresa Saraei are looking to retire from the trade, and are hoping to find someone enthusiastic to take it on.

Put on the market by property firm Graham + Sibbald, the property has eight large bedrooms with high ceilings and authentic ceiling decorations.

In addition, there is also a lounge bar and a three-bedroom private accommodation for staff who wish to live on-site.

Speaking about the hotel, Alistair Letham, a Hotel + Leisure Consultant with Graham + Sibbald, commented, “The availability of the Rosehall Hotel is a fantastic opportunity to purchase a quality small hotel/guest house business in a prominent position and close to city centre location.

"The business has provided the sellers an ideal home and profitable business “life-style”. As retirement approached the hotel has purposely traded at below the VAT threshold level; but there is undoubted scope to expand and grow the business trading on a full 12-month annual period, for which there is a demand.”

Graham + Sibbald are inviting “Offers around £950,000” for The Rosehall Hotel, Edinburgh.
