Edinburgh's cheapest flat hits the market as fixer-upper for only £65,000

Edinburgh's cheapest flat has hit the market this week for only £65,000, but it is in need of some serious TLC.

The one-bedroom ground floor flat in Calder Crescent is a substantially lower price than some of the city's upmarket townhouses and Georgian apartments, but it does come with a lot of work.

Located in an estate with similar blocks of flats, the property comes with a large amount of outdoor space, as well as good transport links into the city centre.

However, despite having a well-sized kitchen, living area, bedroom and bathroom, the flat requires almost a complete modernisation and upgrading by whoever takes the keys.

The kitchen will need upgraded (KW Scotland)

Describing the property as needing a high level of "work and investment", agents KW Scotland said: "An excellent opportunity to acquire a ground floor flat, requiring substantial upgrading.

"The upgrading required, has clearly been reflected in the competitive marketing price. Accounting for the works to be completed, this property will provide a great return on investment, either for an established property investor or first time buyer.

The property has a well-sized living area (KW Scotland)

"The principal accommodation comprises;
Reception hallway with three useful storage cupboards.
Well proportioned lounge.
Fitted kitchen which offers an open plan access from the lounge.
Generous double bedroom.
Bathroom finished in a white suite.

"Viewing is going to be essential to fully understand the level of work and investment required on the property."
